Responsibility for the implementation of contracts
At the beginning of the implementation of the investment contract, after reaching all agreements with interested parties, the customer, as a rule, immediately begins searching for a potential general contractor, which is certainly the right step. Even if it may take months or even years from the moment of making a decision to the development of the excavation, the general contractor can begin to interact with the designers to optimize the project and, thereby, save significant investor funds.
In practice, there are cases when the services of a general contractor are provided by a group of companies subordinate to the parent organization. Such structures most often have their own designers, a customer service responsible for coordinating documentation, and even production facilities. In these cases, choosing such an organization, the investor, although he concludes different contracts for general design and general contracting, as required by law, but in fact all responsibility for the object falls on one person. Such structures usually independently provide themselves with design documentation, construction materials, and mechanization tools, and upon completion of construction they themselves interact with government agencies and transfer the finished object to the investor.
