General contractor services
Probably, no construction, except for conducting its own economic activities, can do without the involvement of a general contractor. As a rule, for these purposes, a company is involved that has the right to carry out the relevant construction functions and assumes responsibility for performing construction and installation work to the final customer, according to the general contractor agreement.

The outcome of the construction depends on the professionalism and responsibility of the general contractor and his team, so the list of his duties is usually quite extensive. For any customer, choosing an organization that provides high—quality general contractor services is a very responsible step, since the company will literally manage financial flows and the entire construction process.

It is important to note that the general contractor has the right not to perform the entire range of work at the facility. As a rule, they resort to the practice of attracting subcontractors under separate contracts concluded between them and the general contractor. It follows that by choosing a reliable company that assumes full responsibility, the customer relieves himself of the need to interact with all construction participants, while reserving only responsibility for continuous financing, according to the agreed payment schedule.
Obligations to the investor
So, by providing the services of a general contractor for construction, an organization or an individual is responsible for the following activities to the investor:

  • Execution of the stages of the general contract within the specified time frame
  • Coordination of actions between all participants in the construction
  • Conducting a tender to select a suitable subcontracting company (or several companies), organizing and coordinating their work, including conducting self-financing activities
  • The organization of the construction site according to the section of the project: fencing, temporary roads, washing of vehicles, deployment of the construction headquarters, workrooms for IT, warehouses, etc.
  • Appointment of a person responsible for technical supervision, construction progress and activities of subcontractors
  • Ensuring that all construction and installation works are carried out in accordance with the SNiP and of proper quality
  • Interaction with representatives of the design organization during the author's supervision
  • Interaction with designers during the analysis of the submitted working documentation and its acceptance into the production of works
  • Interaction with representatives of regulatory authorities during on-site inspections to protect the interests of the customer
  • Preparation of the facility for final inspection and commissioning.
Responsibility for the implementation of contracts
At the beginning of the implementation of the investment contract, after reaching all agreements with interested parties, the customer, as a rule, immediately begins searching for a potential general contractor, which is certainly the right step. Even if it may take months or even years from the moment of making a decision to the development of the excavation, the general contractor can begin to interact with the designers to optimize the project and, thereby, save significant investor funds.

In practice, there are cases when the services of a general contractor are provided by a group of companies subordinate to the parent organization. Such structures most often have their own designers, a customer service responsible for coordinating documentation, and even production facilities. In these cases, choosing such an organization, the investor, although he concludes different contracts for general design and general contracting, as required by law, but in fact all responsibility for the object falls on one person. Such structures usually independently provide themselves with design documentation, construction materials, and mechanization tools, and upon completion of construction they themselves interact with government agencies and transfer the finished object to the investor.
